Sometimes we even make improvements to the house (at our cost) if needed – with permission of course!
This works out great for the agents! For a start, if they are the managing agent for the property then they remain the managing agent. However, because we are a self-managing tenant that deals with all the minor maintenance and tenant calls ourselves, we only ever bother the agent when something a little more substantial needs dealing with – like boiler breakdowns or damp for example. This means our agents are very happy people, who don’t have to deal with all the day-to-day hassles that they do with a normal tenant!
Some agents have even been excited about being able to offer their landlords an additional service, advertising that they now do guaranteed rentals with no additional work to themselves – they offer the service to the landlord, we take on the risk and additional work required to manage it, and they just manage us – the perfect partnership!
So why would we do this, you ask? This allows us to provide our many corporate and professional clients the opportunity to rent the rooms / whole properties from us while we offer them an all-inclusive service so that they don’t have to worry about things like paying bills when they’re busy working… we cover it all. This market is an increasingly successful one in London, where there is the highest number of shared housing accommodation and room rentals in the whole of the UK.
Please note: We have clauses in our ASTs with the occupying tenants that ban them from smoking indoors, as well as make them responsible for the upkeep of the communal areas and the garden. However, in a lot of cases, we have also supplied them with a cleaner and a gardener to make sure this is kept to a satisfactory level.
